You want to build a house in Luxembourg   ? Congratulations!  The choice of land will certainly be the first step of your real estate project. But who to contact   ? Which criteria to take into account   ? This can quickly become a headache if you do not ask the right questions before starting your research. To accompany you in your quest for the perfect location to build your detached home, we deliver four main principles that will help you choose your building plot.

          Principle n ° 1: define its criteria

Before you start searching for a piece of land, the first thing to do is to list your criteria. This list is essential to stay consistent in your project . Throughout your research, you can refer to it so you do not scatter. You will avoid wasting time with land that does not meet your desires and needs.

To help you, here are the essential points to address before starting research   :

          > The type of land   : do you want land in subdivision or isolated in diffuse area   ?

          > The search area   : do you want to live in rural or urban   ? What is the maximum distance to your work   ?

          > The land area   : how many square meters will be dedicated to the house   ? In the garage   ? On the porch   ? In the garden   ?

These different criteria will depend directly on the budget you can allocate for the purchase of your land and the construction of your house.

Principle n ° 2: contact real estate agencies

In recent years, access to property in Luxembourg has become complicated. Classifieds to find a building plot are rare, and those that exist are often stormed.

If you want to build a detached house, it may be better to go through a real estate agent . Real estate professionals benefit from a network that often allows them to have exclusive information and a preview of potential land for sale. Enjoy it.

Also take the time to compare what we propose to you  : ask to see the field several times, find out about the purchase process and the conditions of each agency.

Principle 3: take stock of the environment

You are sure to have spotted the perfect terrain   ? It is the expected area and is exactly in the area that you had delimited?  Perfect, but have you sufficiently integrated the environment of your future home   ?

Take into account everything that can make up your living environment . Be careful of several details:

          > What are the amenities nearby ( shops, doctor, school, nursery ...)   ?

          > Is the place served by public transport  ?

          > Is the road busy?   ? Are you close to a railroad axis   ? Below an air corridor?

          > Are there any cultivable fields, a power plant or industries nearby that could cause nuisance   ?

Choosing the location of your future home is very important if you want to sell the property easily in a few years.

Principle n ° 4: contact the town hall

Before you start a purchase project, contact the town hall to make sure that the land meets these two criteria:

          > Does it have an authorization to build , issued by the municipal administration   ?

          > Is it easily connected to water, electricity, gas and sewers?  In other words, is the land serviced?

Find out about possible restrictions on the construction of detached houses   : Imposed architectural style?  Specific materials to use   ? Take the opportunity to take stock of the cost of local taxes and possible construction projects around.

Good to know:to help you in your search for building land, you can ask to see thePAG (Plan d'aménagement général)from the city.

Principle n ° 5: go around the neighborhood

If you can, take the time to talk to your future neighbors . It is always interesting to get a first opinion on the people who will surround you, especially if the houses are close to each other. Take the opportunity to learn about the life of the neighborhood and possible noise.

The construction of a house is usually the project of a lifetime . Whether you go through a real estate agency or do your research yourself, the motto remains the same:  no rush!
