          Looking for a property in Luxembourg where the real estate market is very tense, is often the obstacle course and requires significant availability and constant responsiveness.           The big difference between the two professions lies in the approach. Where the classic real estate agency is positioned on the side of the seller, the real estate hunter defends the interests of the buyer.
          In concrete terms, the real estate hunter approaches all the sellers present on the real estate market: individuals, real estate agents, promoters, trustees, notaries and merchants of property. The goal is to benefit from a global view of the market, and get their hands on the good that their customers are looking for.

          The real estate hunter starts by filling extremely precise specifications with his clients. He also takes the time to listen to them, to immerse themselves in their surroundings in order to understand their personality, their tastes and their preferences. This allows him to project himself into the goods he will examine for them. In fact, the real estate hunter pre-visits a set of properties for his client, for which he submits an accurate report each time. A refined selection that saves time for the potential buyer who avoids moving to property that does not fully meet his desideratas.

          The hunter must still be able to advise his client on the financing of his acquisition and to conduct a negotiation on his behalf or alongside him. He can assist him to sign the sales agreement and accompany him to the notarial act.
          Real estate hunters also have the mission of securing the good of their client, whether in terms of urban planning, expenses, useful work etc. This is to avoid any unpleasant surprises. They check, for example, that the coveted property is in keeping with urban planning. If this is not the case, the customer will have the opportunity to buy it or not, knowingly.

          Real estate hunter, a profession of the future?

          The job of real estate hunter is relatively new in Luxembourg while in France and Belgium, the enthusiasm of buyers for this category of professionals began about ten years ago.
          This business is growing enormously because buyers are more and more demanding. And they are right because this kind of transaction is often expensive. So, if you have to spend a lot of money, it's better to find the perfect accommodation. But alongside this high level of requirement, customers do not always have the time, the knowledge or the patience to find and compare the different goods that meet their demand. In short, the intervention of a real estate hunter is often de rigueur.
