Typical per m² ranges depending on project scope:
- Light renovation: 250–750 €/m²
- Partial renovation: 750–1,250 €/m²
- Major renovation: 1,150–3,000 €/m²
Simple example: A 70 m² apartment under a “partial renovation” often falls within €52,500–€87,500 (excluding structural surprises). This is not a quote, just a benchmark.
7 cost drivers (and how to control them)
- Demolition / disposal: The more you remove, the more you pay (and the more hidden issues you may uncover).
- Surface preparation (walls/ceilings/floors): Often the real “hidden” cost.
- Drywall/Placo + ceilings: Depends on acoustic/fire requirements, linings, thickness.
- Electrical: distribution board, wiring, outlets, lighting, kitchen loads.
- Plumbing / drainage: Keeping water and drainage points in the same place often saves a lot.
- Floors: levelling (ragréage) + installation + skirting + thresholds/transition strips.
- Bathroom: usually the most expensive room per m² (waterproofing + fixtures + fittings).
